Use the Stamp Duty CalculatorWhat First-Time Buyers' Relief is
First-Time Buyers' Relief reduces the Stamp Duty Land Tax due on a qualifying first home purchase in England or Northern Ireland. You pay no Stamp Duty on the first £300,000.00 of the price, and 5% on the portion from £300,001.00 up to £500,000.00.
Qualifying purchase price rules
The relief only applies to purchases of £500,000.00 or less. Within that limit, the first £300,000.00 is charged at 0%, and the remainder up to £500,000.00 is charged at 5%.
What happens above £500,000
If the purchase price is over £500,000.00, First-Time Buyers' Relief is not available at all. Standard residential Stamp Duty rates apply to the whole purchase price, not only to the amount above the limit.

Buying with a mortgage
Most first-time buyers use a mortgage alongside their deposit. Stamp Duty is separate from your mortgage and is due in addition to your deposit and any fees, so it is worth including in your overall budget.
