How Band F works

Every home in England, Wales and Scotland is placed in a band based on what it would have sold for on a fixed date: 1 April 1991 in England and Scotland, and 1 April 2003 in Wales. Your band does not change because prices have risen since then.

Each council sets its Band D charge each year. Band F is then a fixed share of that charge, set in law, so the cheapest and most expensive councils for Band D are also the cheapest and most expensive for Band F.

The figures here are the standard charge before any discount. If you are the only adult in your home you can usually get 25% off, and Council Tax Support can reduce the bill for people on a low income. Ask your council what you can claim.

Not sure of your band? Check the official band checker for England and Wales, or the Scottish Assessors for Scotland. For your exact bill, use the Council Tax Calculator or browse all councils.

Bands are based on what a property would have sold for on a fixed date, not what it is worth today. Band F covers England: £120,001 to £160,000 (value at 1 April 1991); Wales: £162,001 to £223,000 (value at 1 April 2003); Scotland: more than £80,000, up to £106,000 (value at 1 April 1991). Why does Band F cost different amounts in different councils?
Each council sets its own Band D charge to pay for local services. In England and Wales the bill also includes county, police and fire charges, and a parish or community council charge, which vary by area. Scotland's figures are Council Tax only: water and sewerage charges are billed alongside but are not included.
